First of all I hate the word landlord. I prefer unit owner as landlord just sounds so colonial and mean spirited.
Anyhow, I wrote our unit owner/landlord the other day and let him know I would be including the invoice for the washer/dryer repair with this months rent check. I went on to mention that we were not comfortable with the $100 ‘deductible’ arrangement he suggested for repairs. LIght bulbs and furnace filters were fine but maintenance for items that come with the unit and owned by him should not be our responsibility.
Of course I went on to say how I hope this does disagreement does not tarnish our great working relationship thus far and blah blah blah.
He wrote back within an hour saying he understood and only suggested the arrangement because, get this …. the tenant at his other rental property suggested it.

You have another rental property – that part I get.
You have another tenant – still with you.
Your other renter suggested to cover the first $100 of all repairs and so forth to the property you own?
Please let me know if I can rent to this guy because he obviously is living on Easy Street.

Except now the braided hose at the sink is leaking.
Yeah, that’s not your responsibility to cover. If your sink broke, or a toilet malfunctioned, does he expect you to cover part of that too?
